Overpriced. Charging $18 for breakfast at a 'Bed & Breakfast' is disappointing; the meal is literally in the name and should be included in the stay. Additionally, paying $15 for parking was frustrating since there was nowhere to actually park both nights. The lot lacks pavement markings, and without clear guides, guests unintentionally leave excessive space, which significantly reduces the total parking capacity. Professional line striping would maximize the lot's efficiency and eliminate this guest frustration. While the rooms are cute, mine lacked basic amenities. It feels like the property is pinching pennies, making the price point comparable to a full-service hotel where you’d receive far more comfort and convenience. Greetings, All,||My wife and I recently stayed in Room #8, and it was GREAT! The view was lovely, and just perfect for our desires! The location is excellent, as is the entire facility, and we very much enjoyed our wine, doing email on the front porch. Breakfast options were several, and absolutely delicious! Buy some of their outstanding Red Rocks Toffee! It was the best we've ever enjoyed! The owner, and others at the Arroyo Vista Inn were courteous, helpful, and quite generous! This is our new "go to" B&B in the South Pasadena area, and we can hardly wait to go back again! Thanks, to all at the Arroyo Vista Inn for making our birthday celebration a total success! I stayed in Room #4. The room was very elegant and cozy, but I will say that the view that they brag about is nothing to brag about out the balcony you’re looking down on a yard that was full of piles of old lumber and other junk. The hillside view was just a hillside right in front of your face And below that was a workyard with a bunch of tools in it. I would’ve changed rooms if there was another one room one had a really nice view and a fridge and a sofa. But, the bathroom and the bathtub in room 4 was really nice. Don’t expect to sleep past seven in the morning because you can hear everything from the room above every footstep every piece of furniture moving, everything. We checked in but chose to leave. Gave two stars because we may have missed something good. Why did we leave? The location is dreadful: up a steep, crumbling driveway from a busy street. Far from city center. "Vista" is commercial. Noisy train passes often. There is no welcome: the place isn't staffed and no one replied to emails requesting information. Restaurant recommendation were a short list of names and addresses with no evaluations, stuck to the self-check-in desk. The place felt like a shabby version of my grandmother's house in the 1950s. There was a plate of cookies for sale.

Lovely and peaceful B&B nestled in hills and surrounded by trees. I stayed here to be close to my daughter’s wedding venue. The staff were lovely and provided me with vegan breakfast. I highly recommend if you want a reprieve from day to day life or if you’re traveling to the Los Angeles area. Free parking is provided as well.
