The Oaks Bed & Breakfast

Lovely bed and breakfast! The old house is beautiful inside and the deck is pretty. Very easy to check in and correspond with the host. I love that each room has been decorated by local businesses, and there are products ( like soap) from local shops. Our room was very comfortable. Breakfast was very nice. The hostess was so nice and friendly. We really enjoyed visiting with her. Highly recommend this place.

Amazing experience! I am a traveling provider and The Oaks provided a "home away from home." From the delightful breakfast, friendly smiles and the spacious accommodation, there was nothing I could possibly want more. A truly wonderful experience and a place I will always choose to stay at when visiting sulphur springs.

This was a last minute trip for us and boy am I glad I booked it! The entire stay exceeded our expectations! From the beautiful room to the amazing breakfast! 10 out of 10 recommend! I can't say enough good things about this place and our experience!

Absolutely amazing place to stay! The breakfast was always delicious and with fresh ingredients... The Sycamore Suite with the adjacent balcony was incredibly comfortable and beautifully decorated! Located near downtown Sulphur Springs Tx that has one of the most impressive Veterans Memorial and a lovely town square with restaurants and shops!! Just an absolute gem 💎 🥰💙

My husband and I got married at the Hopkin County Courthouse and hosted our wedding reception at The Oaks. We chose Sulphur Springs because it is halfway between both of our families, but we didn’t visit The Oaks in person until the day of the wedding. All our coordination was with Allison via email or phone. We wanted a relaxed family atmosphere for our reception that highlighted some of the unique aspects of our newly blended family. That included breakfast for dinner and board games! Allison helped us execute our vision perfectly! My bridal party of six used the Sycamore Suite to get ready and it was very spacious, we had our family “first look” in the suite and then spent our wedding night there. We particularly enjoyed breakfast on the balcony. Highly recommend and we’ll be back fo
