Great place for a good Sub. The best Italian you've ever had. One of the best Tenderloins you'll find. And sometimes you can beat Chilli with cheese and mushrooms. Always great service here.

This particular location has gone extremely downhill. Chili was basically tomato soup with barely any beans or meat. Subs were cold even though they are supposed to be microwaved. Virtually no mayo on either of the 2 subs I ordered. I used to work at Subby's for a few years back in the early 90's and know how to make the chili and the sandwiches. This is a FAR cry from what it used to be. It's this location too. Had 3-4 "dudes" working in it just goofing around, while some of their other "dude" friends just came in and took free drinks out of the soda machine. You can tell nobody really cared in there at all. Bathrooms were a mess too. Just bad all around and a real shame because this used to be one of (if not the best) sub place in Dayton in it's heyday. Now it's barely clinging on.

Ordered the ' Italian ' sandwich. The bread fell apart, way too much mayo, wasn't sure if it was supposed to be a hot or cold sandwich. Some of the meat was warm; the rest was cold.

I’ve been going to Subby’s since I was a kid.. I’ve always had so much love for this place. This was my first time going to this location since moving in the area & I was highly disappointed with the way my sub was made. The bottom bun had burnt crumbs & looked as if it was burnt residue smeared on the bun. Not sure if it was done deliberately because the bun itself wasn’t actually burnt but I picked the parts off that had the black crap all over it. It was easily noticeable especially to the person making the sub & prior to putting the toppings on it, so why serve a sandwich like that? Definitely couldn’t enjoy the meal. Also very disappointed they changed the bread… the bread changed the whole taste of the subs unfortunately.

Best sandwich shop in Beavercreek! They load up on ingredients and the bread is great quality. Very clean restaurant.
