The Charlton Farm

We had a wonderful time at Charlton Farm--we were only able to stay one night, but would have happily stayed longer if we could. The property was both impressive in size and decor and comfortable, and the communal areas and bedroom in which we stayed were spotless. Elaine and Doug were friendly, interesting to talk to, and ready to answer all the questions we had about the Finget Lakes region. I'm sensitive to many laundry detergents, and Elaine provided me ahead of time with all the info I needed to feel very confident that my skin would be happy in the sheets provided (all cleaners used in the property and hygiene products provided to guests are low or no fragrance and high quality). Breakfast was super tasty and fresh. Looking forward to visiting again!

The Charlton Farm is a rising gem in the Bed & Breakfast offerings around Avon-Caledonia-Lima area. Whether you are going to one of the many barn wedding venues around the western NY area, or visiting family in upstate New York, this place is THE place to stay. Owners Doug & Elaine are wonderful and very accommodating, from coffee outside your room in the morning, to the great breakfast Doug will whip up, the Charlton Farm is truly a BnB experience not to be missed. We had a wonderful super relaxing weekend staying at the Charlton Farm. It was the perfect place to anchor while visiting friends and family in the area and the hosts could not be more gracious and welcoming. The food was fantastic and plentiful each morning along with coffee brought in the area near our rooms so we could begin the day relaxing with a cup in our rooms. There is a beautiful front porch with rocking chairs to relax along with a ton of space inside if the weather forces you in. The Alpacas were so friendly as well and even though you feel like you are deep in the woods, you are only 1 min away from a grocery store, and then just 5 min from downtown Avon or the highway for adventures in the wonderful Finger Lakes region of NY. We can't wait to return next year!

Charlton Farm is one of those special places you didn’t know you needed.|Elaine and Doug are wonderful hosts who create a perfect balance of comfort, hospitality, and sustainability. Accommodation is in a large house at the end of a driveway, with bedrooms upstairs and living and dining rooms downstairs. It’s all very spacious and there is a deliberate period charm. The setting is peaceful, set in 30 acres of farm land, just off Avon’s Main Street. You wake up to see trees and meadows from the bedroom windows, and yet shopping malls, diners and the town centre are a short walk away. We stayed in the Farmhouse while we were moving my mom out of her home in Caledonia. Elaine supplied us with fresh eggs and a delicious quiche for our breakfasts. They’ve done a great job of renovating and we had a lovely time. We met and fed the Alpacas, got a tour of the soon to be brewery and taproom as well as some history of the farm. Doug and Elaine were wonderful hosts. The bed and breakfast is located close to a grocery store, CVS, and a gas station and is an easy find if you are traveling on 390.
